This new section is a place for our owners to get together to share ideas, ie “I used this plumber in Mammoth and he was fabulous…..and relatively inexpensive!”. Also, the Board of Directors may use this section to disseminate information to our owners. 

 
As our condos age, the owners have started repairing, upgrading, and remodeling their condos. We hope to use this new section to give you information about what has been done, spark some ideas, and save you some time and money.

New Mandates from the Mammoth Lakes Fire Protection District

In Effect, July 1, 2011
We have been notified that the Mammoth Lakes Fire Protection District (MLFPD) has mandated new fire safety rules for all condominium properties that include a combination of both ionizing smoke detectors and photoelectric smoke detectors, A carbon monoxide detector is required on each floor, and an approved fire extinguisher. See below for details.

SCREEN POLICY 

  • Window screens are to be in the original brick red Blomburg frames with a matte (not shiny) charcoal finish.
  • Screens and frames are stocked by the Property Manager.  Frames and screen materials will be made available to owners at our cost. Replacements and repairs may be done by hiring a contractor, window or screen service, or the Property Manager.
  • If materials are not available from the Property Manager, owner is responsible for using approved materials which can be purchased locally.
  • Owners will receive notification if their screens and frames do not comply with the ACOA policy and will be given 90 days to install correct screens. 
If the required screens are not installed within the 90 day period, the ACOA may install screens with the allowed materials and charge the owner for materials and installation.

FIRE SAFETY SYSTEMS:  The Mammoth Lakes Fire Protection District (MLFPD) in its Fire Code Requirements has mandated that all condominium properties replace smoke detectors older than 10 years with a combination of both ionizing smoke detectors and photoelectric smoke detectors.  The MLFPD recommends (1) one photoelectric detector in each bedroom. This detector cannot be a combination photoelectric/ionization. The placement should be not more than 3 feet from the door, It should be on the ceiling or on the wall within 4" from the ceiling. (2) one ionization detector in each hallway and on each floor of the condominium unit.  This detector can be a combination ionization/carbon monoxide detector as long as the location meets the carbon monoxide rules. (3) A carbon monoxide detector is required on each floor of each unit within 20 feet from a fuel burning appliance - fireplace or other similar.  In addition to the fire safety warning systems, the MLFPD also requires a date-coded 2A10BC fire extinguisher in every unit.  The approved fire extinguisher may be kept in a cabinet, however, the cabinet door MUST be labeled "Fire Extinguisher Inside".  The fire extinguisher may also be hung on a wall (bracket no higher than 48 inches from the floor) in a readily accessible visible location. 
All smoke and carbon monoxide detectors must be printed on the box with the California Fire Marshal approval.
Compliance is required by July of this year or you will risk being fined by MLFPD!

   
 

CO1 ALARM SYSTEMS AND FIRE EXTINGUISHERS: State Law SB 183 requires installation of Carbon Monoxide detectors in all residential units.  Owners will be responsible for complying with the law and must install and maintain an approved Carbon Monoxide detector in their unit. All units must have a current (recharged annually) fire extinguisher readily available for use.
